Build an adjustment schedule
Start with reported earnings and show each addition or deduction. Include the amount, source record, reason, and expected buyer treatment. Avoid a single unexplained add-back total. Separate historical facts from proposed future savings.
Test the owner replacement case
Imagine an owner who handles staffing, admissions, and bookkeeping. One buyer intends to perform those functions; another intends to employ management. The historical business is the same, but the buyers' cash-flow models differ. The earnings presentation should make that distinction visible.
Normalize rent on a compatible basis
If the owner charges no rent to an operating company in an owned building, reported earnings may include a property benefit. Determine a defensible rent assumption or use a clearly defined combined valuation. Do not automatically add the full property value to operating earnings capitalized before rent.

Can all owner compensation be added back?
Only with a clear explanation of the earnings measure and replacement work. If the buyer must pay a qualified manager or administrator, include that cost when assessing transferable earnings.
